RESIDENTIAL RENTAL AGREEMENT

This Rental Agreement is made on Fri May 08 2026 at Bengaluru, between:

1. LANDLORD: Ramesh Sharma, residing at Indiranagar, Bengaluru (hereinafter "the Landlord").

2. TENANT: Priya Menon, residing at Koramangala, Bengaluru (hereinafter "the Tenant").

WHEREAS the Landlord is the lawful owner of the property described below and has agreed to let it out to the Tenant on the following terms:

1. PROPERTY: Flat 4B, Skyline Apartments, HSR Layout, Bengaluru.

2. TERM: This agreement is for a period of 11 month(s), commencing on Fri May 08 2026 and ending on Thu Apr 08 2027.

3. RENT: The Tenant shall pay a monthly rent of ₹25,000 (Rupees 25,000 only), payable on or before the 5th day of each month.

4. SECURITY DEPOSIT: The Tenant has paid an interest-free security deposit of ₹75,000, refundable at the end of the tenancy after deducting any unpaid dues or damages.

5. RENEWAL & ESCALATION: Upon mutual consent the agreement may be renewed for a further term, with rent revised by up to 5% over the then-current rent.

6. NOTICE PERIOD: Either party may terminate this agreement by giving 30 days' written notice to the other.

7. USE: The premises shall be used solely for residential purposes by the Tenant and is let on a furnished basis as per the inventory annexed.

8. PETS: Pets are permitted on the premises.

9. UTILITIES: The Tenant shall pay all utility bills (electricity, water, internet, gas) directly or through the society as applicable.

10. MAINTENANCE: Society maintenance charges shall be borne by the Landlord. Day-to-day repairs and minor maintenance up to ₹2,000 per occurrence shall be borne by the Tenant.

11. ALTERATIONS: The Tenant shall not make any structural alterations to the premises without the prior written consent of the Landlord.

12. INSPECTION: The Landlord shall have the right to inspect the premises with 24 hours' prior notice to the Tenant.

13. STAMP DUTY & REGISTRATION: This agreement shall be executed on the appropriate stamp paper as per the prevailing rates of the State of execution.
